Founded in 2002 by David Yee, Syed Ahmed, and Stephen Yee in Edmonton, Alberta, S & D started with humble beginnings. It has now grown to be one of the largest real estate developers in the region. Strictly avoiding debt financing, S & D used 100% equity to acquire all of its real estate. Hence, the 39 projects that S & D owns or is currently developing are free of liabilities, liens or loan encumbrances.

S & D now boasts over 31 successfully marketed projects, experienced management, large customer base, and an established network of marketing consultants with a global presence. It also has multiple affiliations and subsidiaries that will be further detailed below. From the past 30 projects, almost 10 projects have been approved for development. In fact, one of S & D’s earlier projects, Uplands Ridge, has now already commenced subdivision plotting and servicing process and has been renamed to “Triomphe Estate”.

S & D also offers highly localized and focused niche market expertise, and hence it delivers superior results to its investors, who are mainly based from within the geographical vicinity.

Executive Summary
S & D International Group Inc. (“S & D”) was incorporated in the Province of Alberta in 2002. Based in Edmonton it is one of the largest raw-land owners in the region. With its goal of a 3 to 5 year timeline for rezoning, S & D employs extensive research and selects quality properties with value-added features, such as ravines, golf courses, highway access and higher topography when aquiring parcels of farmland. These properties are purchased with 100% equity and held clear title for a short duration. Then while maintaining 10%- 15% minority interest in each parcel, S & D syndicates the property to individual land owners in 1/4 acre to 1 acre units. Each land owner receives a land title registered in their own name for their respective undivided interest from the Government of Alberta Land Titles Office.

Since 2002, S & D has held and managed over 31 projects in metropolitan Edmonton; including the surrounding cities, towns and counties such as Leduc, Beaumont, Spruce Grove and Fort Saskatchewan. While the company maintains ownership of 1500 acres of land in all of the projects, their land consultants have marketed over 4800 acres through extensive networking. S & D also holds close to another 1000 acres for future projects. Larger parcels of land are often syndicated (in smaller pieces) in sequential phases. Over the years, S & D has earned strong credentials and has built solid working relationships with the municipality planning officials for the respective projects. S & D has acquired an experienced high caliber in-house team, as well as a number of high profile advisors who have insight and understanding of the local markets, including the Honorable Terry J. Cavanagh, former two-term mayor of the City of Edmonton.
